Location & Overview
The complete strip out of 11 – 14 Newgate Street, a 6-storey office building with a lower ground floor and basement.
Work, Challenges & Solutions
Works commenced with a refurbishment and demolition asbestos survey, followed by the soft strip of all plasterboards and partitions, floor finishes and suspended ceilings.
Lifts and escalators were successfully removed, and the plant rooms situated on the roof were stripped, with the housing being partially demolished. Temporary weather protection was installed.
A strip out of all mechanical and electrical items was then conducted in line with the scope.
This project involved extensive works around live services made challenging by the Client’s requirement to not remove the site power or install temporary generators.
All materials were removed from site via six passenger lifts and three fireman lifts, which served all floors from the 6th to lower ground with a drop zone implemented on site from the lower ground floor, as the basement was inaccessible by lift.
Achievements
We successfully completed the works in a self-contained manner within the building, with no direct impact on adjacent stakeholders.
All works were completed within programme with a healthy project margin after all risks had been accounted for, to the high satisfaction of the client.
